Usually rent excludes council tax and all utilities, which you must
pay separately, but includes service charges and ground
rent.
Deposit
Usually a deposit is equivalent to six weeks' rent. This is held by
your lasndlord or our agency for possible damages
during the tenancy.
On checkout, this will be returned to you, once proof of payment of
all utilities is provided and after deducting the cost
of cleaning and repairing any damages that may have
occurred. In most cases, such costs are minimal and
the better you look after the property during your
tenancy the lower the costs are likely to be.

Before signing a Tenancy Agreement you will need to supply the following references:

Personal
On some occasions you will be required to pass a Homelet referencing
service.
Inventory
We will arrange for independent company to carry out an iventory to
be prepared at the start of the tenancy and a check out report when you
vacate the property.
Other Charges
An administration charge of £100 + VAT (£117.50) will be
charged to cover the cost of preparing the Tenancy
Agreement. The better you look after the property during
your tenancy the lower the costs are likely to be.
A referencing fee will be payable at £60 + VAT per person.
